Most MLS systems restrict membership and access to real estate brokers (and their agents) who are appropriately licensed by the state (or province), are members of a local board or association of realtors, and are members of the applicable national trade association (e.g., NAR or CREA). Access is becoming more open (e.g., without joining the local board)[citation needed] as Internet sites offer the public the ability to view portions of MLS listings. There still remains some limitation to access to information within MLSes; generally, only agents who are compensated proportional to the value of the sale have uninhibited access to the MLS database. Many public Web forums have a limited ability in terms of reviewing comparable properties, past sales prices or monthly supply statistics. This represents the cornerstone of several ongoing arguments about the current health of the real-estate market, which are centered on free and open information being necessary for both the buying and selling parties to ensure fair prices are negotiated during closing, ultimately allowing a stable and less volatile market.

While you’re at it, call the listing agent. The agent might have some insight on parts of the deal that aren’t firm. Try to suss out how many other offers there are on the home and whether there are any potential concerns about the initial bid. You can use those to your advantage in your own bid.

Five hurricanes have directly affected Brevard since 1950: David (3 September 1979); Erin (2 August 1995) – made landfall near Sebastian Inlet and caused mostly minor wind damage and more extensive flooding countywide; Charley (13 August 2004) – caused damage in Titusville and North Brevard; Frances (3 September 2004) – struck neighboring Vero Beach in Indian River County directly and caused widespread wind damage throughout Brevard;[30] and Jeanne (26 September 2004) – struck Vero Beach directly, following very nearly the same path as Frances. The latter two storms caused widespread damage in South Brevard, and resulted in $2.8 billion in claim payments.[31] Slightly more than half of one percent (0.6%) of houses were lost.[32]

“I highly recommend Demi Loftis and Looking Glass Realty. We had the pleasure of meeting Demi as the listing agent for a property that we found online. She was so proactive that we decided to use her as our agent to place an offer on the property (dual agency). She had to negotiate some tricky issues with an additional offer and a condo association dispute, and she was very responsive and professional. She’s also been a wealth of knowledge about the area.”

In Canada, the national MLS is a cooperative system for the members of the Canadian Real Estate Association (CREA), working through Canada’s 101 real estate boards and 11 provincial/territorial associations. Both the terms Realtor and MLS are registered trademarks for both the members and data of the CREA. The Real Estate Board of Greater Vancouver claims to have pioneered the first MLS in Canada.[26] A publicly accessible website (at realtor.ca, formerly mls.ca) allows consumers to search an aggregated subset of each participating board’s MLS database of active listings, providing limited details and directing consumers to contact a real estate agent for more information.
The county has nine major canals. Some of these, such as the C-1 and C-54, are 100 feet (30 m) wide, giving them the capacity to handle excessive rainfall that may accompany tropical storms or hurricanes.[12][13] These are regularly used for transportation and drainage:
Monthly foreclosures exceeded 746 from January 2009 through October. Maximum monthly home sales were less than 584 during that time frame, creating an accumulating backlog of unsold homes.[157] In 2010, there were 15,000 more vacant homes than the economy could absorb; the population was not growing.[147]

A multiple listing service (MLS, also multiple listing system or multiple listings service) is a suite of services that real estate brokers use to establish contractual offers of compensation (among brokers) and accumulate and disseminate information to enable appraisals. A multiple listing service’s database and software is used by real estate brokers in real estate (or aircraft broker[citation needed] in other industries for example), representing sellers under a listing contract to widely share information about properties with other brokers who may represent potential buyers or wish to work with a seller’s broker in finding a buyer for the property or asset. The listing data stored in a multiple listing service’s database is the proprietary information of the broker who has obtained a listing agreement with a property’s seller.

In 2013, there was a total of 24,000 acres (9,700 ha), with 62 miles (100 km) of trails and 120 miles (190 km) of fire lanes. The quantity of fire lanes was considered insufficient.[137]
In Canada, CREA has come under scrutiny and investigation by the Competition Bureau and litigation by former CREA member and real estate brokerage Realtysellers (Ontario) Ltd., for the organization’s control over the Canadian MLS system.[11] In 2001, Realtysellers (Ontario) Ltd., a discount real-estate firm was launched that reduced the role of agents and the commissions they collect from home buyers and sellers. The brokerage later shut down and launched a $100 million lawsuit against CREA and TREB, alleging that they breached an earlier out-of-court settlement that the parties entered into in 2003.

In federal maps printed before 2012, nearly half of Brevard was prone to flooding. Most of this was in the relatively undeveloped low-lying areas, west of Interstate 95, on the banks of the St. Johns River. About 18,900 homes out of 164,000 single-family homes were in that area.[4]

Florida is a large subtropical state that experiences hurricanes. Although Brevard county is located along Florida’s eastern peninsula, it is less frequently impacted by direct hurricane landfalls than portions of the Panhandle or South Florida. There are two predominant reasons for this. First, westward moving tropical systems often reach an atmospheric ridge weakness in the Bermuda High by the time they approach Florida at a latitude as northerly as Brevard County. Combined with frontal systems that exit the United States’ East Coast, many of these tropical systems are steered northwest and eventually curve northward offshore along Florida’s East Central Coast. A second reason is that hurricanes landfalling along the Florida peninsula Gulf Coast often weaken to a tropical storm by the time they move northeast to affect Brevard County (with some exceptions, such as 2004’s Charley). No major hurricane, defined as category 3 or higher, has ever struck Brevard since 1850, the beginning of recorded climate.[24]
In 2011, the county was rated 6th worst in the country for foreclosures. There were 1,039 for the third quarter of 2010. Nearly half the homes in the county were worth less than their mortgages. The average home had dropped 53.4% since the peak of the boom.[155] In 2012, the county was the highest in foreclosure rate in the nation. In 2013, the metro area was rated “best” in the country for buying, with a 34 months supply of houses, with a discount rate of 28%, according to RealtyTrac. It has since reduced its backlog.[156]

According to the 2000 census, the county had about 80,000 veterans. 21% of the population older than 18 is a veteran.[75] This had dropped to 74,000 in 2010. This was 21% of the people in the county.[76] An actual count by a local agency in 2010 indicated that 225 of veterans were homeless.[77] In 2007, a local census by volunteers counted 1,899 homeless residents.[78]

When discount and flat fee compensation arrangements started growing in popularity [4] in the early 2000s some MLSes changed their membership rules or rule enforcement to make discount/flat fee MLS listings difficult or impossible.[5] In response, the Federal Trade Commission investigated, found several violations of anti-trust laws, and entered into settlements with five MLSes to enable free competition for listings.[6] One MLS, Realcomp in Michigan, refused to enter a settlement/consent agreement with the FTC, asserting it had the right to hide listings of discounters because such competition is detrimental to the revenue of its members.[7] In 2006, the FTC filed a lawsuit against the Realcomp MLS alleging violations of federal anti-trust laws and squelching free competition. [8] The lawsuit went to trial in 2007 and the FTC lost[9], but won the case in a 4-0 unanimous ruling on appeal in 2009. [10]
“We cannot think of anything Leslie could have done better in the sale of my late father’s home. While his home was beautiful and in a fantastic location, it was very dated and we live 400 miles away. Leslie knew the local market, gave us a realistic opinion of the value and put a lot of time and thought into what our priorities needed to be in order to sell the house quickly. She respected our thoughts and concerns throughout the process. The contractors she recommended for the updates did a great job. We have never had a real estate agent keep us as up to date as Leslie did. As closing approached, she went out of her way to assist us in tracking down the necessary documentation and signatures which was a huge help as we work and are so far away from Brevard. The most important things to me were that she was a pleasure to interact with and we came to trust her more and more as time went on.”

A pending sale means the seller has an offer but hasn’t closed yet. (This is different from a contingent sale.) A property is placed in pending status the minute a contract is executed. But there’s still a chance the home can be up for grabs again—say, if the inspection doesn’t check out or the buyer can’t pull together the financing.
