Steve Spano, president and chief operating officer of the Center for Internet Security, recently visited NAR’s Washington offices to discuss techniques real estate professionals can employ to stay safe online. Listen to his comments below.
Most MLS systems restrict membership and access to real estate brokers (and their agents) who are appropriately licensed by the state (or province), are members of a local board or association of realtors, and are members of the applicable national trade association (e.g., NAR or CREA). Access is becoming more open (e.g., without joining the local board) as Internet sites offer the public the ability to view portions of MLS listings. There still remains some limitation to access to information within MLSes; generally, only agents who are compensated proportional to the value of the sale have uninhibited access to the MLS database. Many public Web forums have a limited ability in terms of reviewing comparable properties, past sales prices or monthly supply statistics. This represents the cornerstone of several ongoing arguments about the current health of the real-estate market, which are centered on free and open information being necessary for both the buying and selling parties to ensure fair prices are negotiated during closing, ultimately allowing a stable and less volatile market.
MLS Today: In the UK there are a number of seedling MLS systems that attempt to connect agents horizontally. INEA, Lonres and AgentHub.com are examples of sites that serve similar functions to US MLS counterparts, however there are insufficient data to conclude that any of these systems are used popularly across the country.

A concern has been the probable reassignment of thousands of Space Coast workers when the Space Shuttle is discontinued in 2010. In 2010, 9,000 jobs were expected to be lost from the shuttle and other programs. Each launch contributed $4 million to the county’s economy. Annually,$78 million is spent at the Space Center Visitor’s Complex, and $5.9 million from space business visitors.
Regardless, with the country’s roads, bridges, waterways, dams, and other public projects aging, some projects will be getting funds in the years ahead whether or not the plan is all or partly enacted. The question for you is, how will you get involved? Will you get involved upfront, when projects are in the planning stages, or will you get involved after projects get going? Often, bridge replacement means land transactions, because it’s not unusual for a replacement bridge to be built alongside the existing bridge. That means government might have to acquire or condemn nearby property. Or if a road is widened—will that involve acquisition or condemnation of land?
“If the seller has a sense the competing would-be buyer is dragging their feet—or has any other seeds of doubt about their offer—this aggressive approach may end up tipping the scale in your favor,” Malin advises.
The Clerk is the recorder of all instruments required or authorized to be recorded in one general series of “Official Records” books. Upon payment of the statutory fees, the Clerk records and indexes a variety of important documents which in most cases are related to real estate. Examples of such documents include deeds, mortgages, liens, contracts, affidavits, subdivision plats, surveys, declarations of condominium, bills of sale, judgments, certificates of military discharge, and declarations of domicile.
This said, it is not entirely inconceivable that new systems will be introduced to the market that share information horizontally across the market, not only between agents (under a fee sharing arrangement), but with other participants in the transaction such as mortgagors and surveyors. Moreover, UK estate agencies have shown resistance to the inflating fees charged by large property portals. In any case, the future of MLS in the UK will most probably be shaped by changes to competition law, consumer behaviours and the rate of technological advancement.

The MLIS/MLS curriculum can vary widely. Typically both practical and theoretical components are included, often along with a practicum or internship, and students frequently have an opportunity to specialize in one or more aspects of library and information science. Some schools have stringent course requirements, while others are more flexible and offer a wide variety of electives. Coursework may entail traditional library topics, such as reference work, cataloging, collection development, school libraries, or archiving. There may also be a focus on information science and computer science topics, such as database design, as well as information architecture. Other skills taught may include management or pedagogy. Students generally complete a research project or thesis during the last semester of their program.

Like MLS, RLS has under contract, sold and days on market data, and houses rental listings as well. There is a database, which in 2011, was slated to be converted to the more familiar RETS standard in January 2012. The RLS gateway is populated by several private databases that include RealtyMX (RMX), Online Residential (OLR) and Realplus, another proprietary database available to Manhattan Brokers. These databases exchange data continually effectively creating several separate systems with essentially similar data. Another vendor, Klickads, Inc D/B/A Brokers NYC, owned by Lala Wang sued in 2007 to be included in the list of firms permitted to participate in the Gateway. REBNY also grandfathered the major brokerages including Douglas Elliman, Corcoran, Stribling, Bellmarc as participants to the Gateway.

Florida is a large subtropical state that experiences hurricanes. Although Brevard county is located along Florida’s eastern peninsula, it is less frequently impacted by direct hurricane landfalls than portions of the Panhandle or South Florida. There are two predominant reasons for this. First, westward moving tropical systems often reach an atmospheric ridge weakness in the Bermuda High by the time they approach Florida at a latitude as northerly as Brevard County. Combined with frontal systems that exit the United States’ East Coast, many of these tropical systems are steered northwest and eventually curve northward offshore along Florida’s East Central Coast. A second reason is that hurricanes landfalling along the Florida peninsula Gulf Coast often weaken to a tropical storm by the time they move northeast to affect Brevard County (with some exceptions, such as 2004’s Charley). No major hurricane, defined as category 3 or higher, has ever struck Brevard since 1850, the beginning of recorded climate.
