Brevard county commissioners are elected by the public to establish ordinances and policies for the county. The Commission appoints a County Manager, who executes the will of the Commission. The county employed about 2,900 workers in 2009.[99]
The county government has historically labeled the beach areas differently. The North Reach includes 9.4 miles (15.1 km) in Cape Canaveral and Cocoa Beach. The Patrick Air Force Base beach is 4.1 miles (6.6 km). The Mid Reach includes the 7.6 miles (12.2 km) in Satellite Beach. The South Reach includes the 3.8 miles (6.1 km) in Indialantic and Melbourne Beach. The South Beaches include 14.5 miles (23.3 km) south of Melbourne Beach to Sebastian.[9]
Most municipalities are located on at least one waterway. This has resulted in the county and seven cities having a boat or access to one to aid boaters, or to enforce the law in the water in their jurisdiction.[117]

When discount and flat fee compensation arrangements started growing in popularity [4] in the early 2000s some MLSes changed their membership rules or rule enforcement to make discount/flat fee MLS listings difficult or impossible.[5] In response, the Federal Trade Commission investigated, found several violations of anti-trust laws, and entered into settlements with five MLSes to enable free competition for listings.[6] One MLS, Realcomp in Michigan, refused to enter a settlement/consent agreement with the FTC, asserting it had the right to hide listings of discounters because such competition is detrimental to the revenue of its members.[7] In 2006, the FTC filed a lawsuit against the Realcomp MLS alleging violations of federal anti-trust laws and squelching free competition. [8] The lawsuit went to trial in 2007 and the FTC lost[9], but won the case in a 4-0 unanimous ruling on appeal in 2009. [10]

There are 4,000 species of animals locally.[42] Common mammals include North American river otters, bobcats, white-tailed deer, raccoons, marsh rabbits,[43] and opossum.[44] Feral pigs, introduced by Europeans, present an occasional traffic hazard. Lovebug season occurs twice annually in May and August–September. Motorists, usually, encounter swarms of these while driving during a four-week period.[45][46] Deer flies are particularly noticeable from April through June.[47] There were 596 manatees in Brevard County in 2009, out of a total of 3,802 in the state. This is a decline from 2007 when there was a total of 859 out of a state total of 2,817.[48] Bottlenose dolphin are commonly seen in the intercoastal waterway.[49] The poisonous brown recluse spider is not native to the area but has found the environment congenial.[50] The Florida Butterfly Monitoring Network has counted species of butterflies monthly for a year since 2007. In 2010, it counted 45 species.[51] Included are zebra swallowtail butterflies.[52] Fish and reptiles include alligators, red snapper, sea turtles,[44] scrub lizards,[52] and rat snakes.[53] There are an estimated 3,500 gopher tortoises in the county. They are on the endangered list.[54]
Higher education is provided by Eastern Florida State College (EFSC) and Florida Institute of Technology. There are satellite campuses for the University of Central Florida, Barry University, Embry–Riddle Aeronautical University, Keiser University, and Webster University.
A centrally located County Government Center in Viera houses the various county government branches, including Housing and Human Services, Juvenile Justice, Public Safety, Public Works and Solid Waste Management.

The future of MLS in the UK: The future of the MLS in the UK is uncertain at the time of writing (2017). With most home buyers beginning property search online via nationwide property portals,[23] it would seem that the requirement for property sharing between agencies is significantly diminished. Large UK property portals vastly improve liquidity in the residential real estate market by connecting buyers with agents in an information-rich environment. In essence, horizontal sharing of inventory between agents – formerly conducted through the MLS – is now replaced by a vertical interaction between estate agents and centralised advertising portals such as Rightmove and Zoopla.
The taxable value of property went from $20 billion in 2002 to $40 billion in 2007. In 2009 the bubble burst and a rapid descent to $24 billion was experienced. in 2017, the value rose to $35 billion. The last figure includes new construction.[154]

So you’re perusing listings and finally you find it: Staring back at you from your laptop screen is the perfect house that’s in the right location, has the amenities you’re looking for, and still, somehow, fits in your budget. There’s just one problem: It’s sale pending. But what does sale pending mean exactly? Are you too late or do you still have a shot?
Florida is a large subtropical state that experiences hurricanes. Although Brevard county is located along Florida’s eastern peninsula, it is less frequently impacted by direct hurricane landfalls than portions of the Panhandle or South Florida. There are two predominant reasons for this. First, westward moving tropical systems often reach an atmospheric ridge weakness in the Bermuda High by the time they approach Florida at a latitude as northerly as Brevard County. Combined with frontal systems that exit the United States’ East Coast, many of these tropical systems are steered northwest and eventually curve northward offshore along Florida’s East Central Coast. A second reason is that hurricanes landfalling along the Florida peninsula Gulf Coast often weaken to a tropical storm by the time they move northeast to affect Brevard County (with some exceptions, such as 2004’s Charley). No major hurricane, defined as category 3 or higher, has ever struck Brevard since 1850, the beginning of recorded climate.[24]

In 2013, the county, for the first time, let a seven-year contract out for bids for solid waste. The resulting contract is expected to cost $1 billion over the lifetime of the contract, the county’s largest single contract. This was the first time in 20 years, a bid was requested. In the past, Waste Management, Inc has performed the work, not only for the county but for 9 of 16 Brevard municipalities. Waste Pro has five of the remaining municipal contracts. Rockledge and Titusville maintain their own trash service.[256] In 2013, the county directly contracts for solid waste pickup for 100,000 residences.[257]

The question for you is, how will you get involved? Will you get involved upfront, when projects are in the planning stages, or will you get involved after projects get going? Because of the threat of storm surge, the beach community on the barrier island is often required to evacuate well in advance of the storm.[25] The possibility of storm surge is diminished when the storm comes across the state instead of from the Atlantic.[26]
In 2007, Space Coast Credit Union was the largest locally based financial institution in Brevard County and the third largest credit union in the state of Florida, with assets of over $3 billion.[217][218]

A concern has been the probable reassignment of thousands of Space Coast workers when the Space Shuttle is discontinued in 2010. In 2010, 9,000 jobs were expected to be lost from the shuttle and other programs.[167] Each launch contributed $4 million to the county’s economy. Annually,$78 million is spent at the Space Center Visitor’s Complex, and $5.9 million from space business visitors.[168]

A person selling his/her own property – acting as a For sale by owner (or FSBO) seller – cannot generally put a listing for the home directly into an MLS. Similarly, a licensed broker who chooses to neither join the trade association nor operate a business within the association’s rules, cannot join most MLSes. However, there are brokers and many online services which offer FSBO sellers the option of listing their property in their local MLS database by paying a flat fee or another non-traditional compensation method.[3]
The Vietnam Multiple Listing Service was started in 2010.[13] The MLS in Vietnam is based around the U.S. model, with some changes to accommodate different local market conditions. In particular, the system supports open agency listings as well as MLS listings, as the current market operates mainly on the open agency model. FSBO listings, however, are not allowed.

MLS History in the United Kingdom. In the 1980s and early/mid 1990s agents did work together much like the early U.S. and Canadian realtors via paper-based forms which had tick-boxes offering a listing from one agent to sub-agents. Attached would be the property details pre-agreed with the owner for correctness, a photographic negative of photo; later a similar procedure was carried out by email and graphic computer file. Agents involved could copy and process the paper- or email-based property data. The main agent was treated as the vendor; all sales progression went through her and commission was split upon completion.

They are collected by the County Tax Collector.[103] The total taxable real estate base was $33.7 billion in 2009.[104] County taxes rose 26.5% in total per capita revenue from 2002 to 2007, and 49.8% in property tax per capita in the same time frame.[105] Delinquent taxes were $36 million in 2008.[106]
There are 16 autonomous municipal governments within the county. The various cities, towns and villages of Brevard have varying reliance on services provided by the Brevard County government. There are about 100,000 homes outside organized municipalities, whose occupants are directly served by the county government.[100]

The United States Board on Geographic Names is considering two proposals to officially name the barrier island extending from Port Canaveral to Sebastian Inlet. The 45-mile-long (72 km) island includes the cities of Cape Canaveral, Cocoa Beach, Indialantic, Melbourne Beach, Patrick Air Force Base, Indian Harbour Beach, and Satellite Beach. The American Indian Association of Florida submitted in October 2011 a proposal to name the island after the Ais people. The United Third Bridge and the Florida Puerto Rican/Hispanic Chamber of Commerce in Melbourne submitted in January 2012 a proposal to name the island after Juan Ponce de León. The Board of Geographic Names usually takes at least eight months to decide on a new name for a geographical feature.[10]
The MLIS/MLS curriculum can vary widely.[5] Typically both practical and theoretical components are included, often along with a practicum or internship, and students frequently have an opportunity to specialize in one or more aspects of library and information science. Some schools have stringent course requirements, while others are more flexible and offer a wide variety of electives. In 2013, the county planned a new $100 million landfill, north of State Road 192, near the border with Osceola County, 8.5 miles (13.7 km) west of I-95. The county has awarded a $3.9 million contract for a wetlands mitigation for this new landfill.[255]

Another vendor, Klickads, Inc D/B/A Brokers NYC, owned by Lala Wang sued in 2007 to be included in the list of firms permitted to participate in the Gateway. REBNY also grandfathered the major brokerages including Douglas Elliman, Corcoran, Stribling, Bellmarc as participants to the Gateway.
In 2010 and 2011, the Brookings Institution reported that Brevard ranked in the bottom fifth of the nation’s top metro areas, based on unemployment, gross metropolitan product, housing prices and foreclosed properties.[143] Foreclosures reached a monthly high of 963 in March 2009.[144] The county reached an annual high foreclosure in 2009 of 9,772.[145] In December 2010, Forbes magazine rated the area the worst place in America to find a job.[146]
