When discount and flat fee compensation arrangements started growing in popularity in the early 2000s some MLSes changed their membership rules or rule enforcement to make discount/flat fee MLS listings difficult or impossible. In response, the Federal Trade Commission investigated, found several violations of anti-trust laws, and entered into settlements with five MLSes to enable free competition for listings. One MLS, Realcomp in Michigan, refused to enter a settlement/consent agreement with the FTC, asserting it had the right to hide listings of discounters because such competition is detrimental to the revenue of its members. In 2006, the FTC filed a lawsuit against the Realcomp MLS alleging violations of federal anti-trust laws and squelching free competition. The lawsuit went to trial in 2007 and the FTC lost, but won the case in a 4-0 unanimous ruling on appeal in 2009.

The Master of Library and Information Science (MLIS) is the master’s degree that is required for most professional librarian positions in the United States and Canada. The MLIS is a relatively recent degree; an older and still common degree designation for librarians to acquire is the Master of Library Science (MLS), or Master of Science in Library Science (MSLS) degree. According to the American Library Association (ALA), “The master’s degree in library and information studies is frequently referred to as the MLS; however, ALA-accredited degrees have various names such as Master of Information Studies, Master of Information, Master of Arts, Master of Librarianship, Master of Library and Information Studies, or Master of Science. The degree name is determined by the program. The [ALA] Committee for Accreditation evaluates programs based on their adherence to the Standards for Accreditation of Master’s Programs in Library and Information Studies, not based on the name of the degree.”
Florida is a large subtropical state that experiences hurricanes. Although Brevard county is located along Florida’s eastern peninsula, it is less frequently impacted by direct hurricane landfalls than portions of the Panhandle or South Florida. There are two predominant reasons for this. First, westward moving tropical systems often reach an atmospheric ridge weakness in the Bermuda High by the time they approach Florida at a latitude as northerly as Brevard County. Combined with frontal systems that exit the United States’ East Coast, many of these tropical systems are steered northwest and eventually curve northward offshore along Florida’s East Central Coast. A second reason is that hurricanes landfalling along the Florida peninsula Gulf Coast often weaken to a tropical storm by the time they move northeast to affect Brevard County (with some exceptions, such as 2004’s Charley). No major hurricane, defined as category 3 or higher, has ever struck Brevard since 1850, the beginning of recorded climate.

If—and only if—you’re financially comfortable, you could consider offering more than the asking price. But you can also try presenting convenient terms to the seller. Maybe you want to agree to waive a mortgage contingency, pay closing costs, or offer flexible moving dates. Being open to negotiation is one of the best things you can do to improve your odds, Malin notes.

Regardless, with the country’s roads, bridges, waterways, dams, and other public projects aging, some projects will be getting funds in the years ahead whether or not the plan is all or partly enacted. The question for you is, how will you get involved? Will you get involved upfront, when projects are in the planning stages, or will you get involved after projects get going? Often, bridge replacement means land transactions, because it’s not unusual for a replacement bridge to be built alongside the existing bridge. That means government might have to acquire or condemn nearby property. Or if a road is widened—will that involve acquisition or condemnation of land?

A publicly accessible website (at realtor.ca, formerly mls.ca) allows consumers to search an aggregated subset of each participating board’s MLS database of active listings, providing limited details and directing consumers to contact a real estate agent for more information.
