Tornado-like eddies spinning off from even small storms can result in severe damage in small areas. Generally, summertime tornadoes are brief, are at the EF0 or EF1 level, and may not actually touch down. During the dry season, they can attain a force of EF2 and touch the ground for miles. While tornadoes in the Midwest are more severe, a higher rate of deaths are experienced in Florida, and Brevard County, specifically, due to higher population density and quantity of manufactured homes.

Using IDX search tools available on most real estate brokers’ websites (as well as on many individual agents’ sites), potential buyers may view properties available on the market, using search features such as location, type of property (single family, lease, vacant land, duplex), property features (number of bedrooms and bathrooms), and price ranges. In some instances photos can be viewed. Many allow for saving search criteria and for daily email updates of newly-available properties. However, if a potential buyer finds a property, he/she will still need to contact the listing agent (or their own agent) to view the house and make an offer.

Err on the side of being pushy and tenacious, even if that isn’t your normal style. That way if the initial sale does fall through, you’ll be the obvious next bid. Be available for phone calls, check your email, and follow up with your agent often.

The additional benefit of MLS systems is that an MLS subscriber may search an MLS and retrieve information about all homes for sale by all participating brokers. MLS systems contain hundreds of fields of information about the features of a property. These fields are determined by real estate professionals who are knowledgeable and experienced in that local marketplace, whereas public real estate websites contain only a small subset of property data.
“I highly recommend Demi Loftis and Looking Glass Realty. We had the pleasure of meeting Demi as the listing agent for a property that we found online. She was so proactive that we decided to use her as our agent to place an offer on the property (dual agency). She had to negotiate some tricky issues with an additional offer and a condo association dispute, and she was very responsive and professional. She’s also been a wealth of knowledge about the area.”

There’s just one problem: It’s sale pending. But what does sale pending mean exactly? Are you too late or do you still have a shot?

“Paul was a wonderful Realtor to work with in the purchase of our new home. We were moving from out of state so our situation was somewhat difficult in that we only could come and look at houses on certain weekends and Paul was very flexible and accommodating to our needs. We also needed his help and expertise in doing some things in the buying process remotely and Paul helped us every step of the way. His knowledge of the real estate market and the local area helped us land in the right house in the right part of town for the right amount of money. We would definitely use Paul again to either buy or sell a home and would highly recommend him to anyone else”

When discount and flat fee compensation arrangements started growing in popularity in the early 2000s some MLSes changed their membership rules or rule enforcement to make discount/flat fee MLS listings difficult or impossible. In response, the Federal Trade Commission investigated, found several violations of anti-trust laws, and entered into settlements with five MLSes to enable free competition for listings. One MLS, Realcomp in Michigan, refused to enter a settlement/consent agreement with the FTC, asserting it had the right to hide listings of discounters because such competition is detrimental to the revenue of its members. In 2006, the FTC filed a lawsuit against the Realcomp MLS alleging violations of federal anti-trust laws and squelching free competition. The lawsuit went to trial in 2007 and the FTC lost, but won the case in a 4-0 unanimous ruling on appeal in 2009.

The resulting contract is expected to cost $1 billion over the lifetime of the contract, the county’s largest single contract. This was the first time in 20 years, a bid was requested. In the past, Waste Management, Inc has performed the work, not only for the county but for 9 of 16 Brevard municipalities. Waste Pro has five of the remaining municipal contracts. Rockledge and Titusville maintain their own trash service. In 2013, the county directly contracts for solid waste pickup for 100,000 residences.
