A multiple listing service (MLS, also multiple listing system or multiple listings service) is a suite of services that real estate brokers use to establish contractual offers of compensation (among brokers) and accumulate and disseminate information to enable appraisals. MLS systems set their own rules for membership, access, and sharing of information, but are subject to nationwide rules laid down by NAR or CREA. An MLS may be owned and operated by a real estate company, a county or regional real estate board of realtors or association of realtors, or by a trade association. Membership in the MLS is not required for the practice of real estate brokerage.[citation needed]
The Dark Years: In the late 1990s many of the smaller agencies were acquired by larger companies, breaking many of the MLS relationships that existed. More software options came in (all in competition) and, as the software houses did not work together, their collectives of agents became fragmented by non-collaborative out-of-group software restraints.
